Gig Harbor Fire Sprinkler Contractor
Design, fabrication, installation, and confidence testing from our shop on Burnham Drive. In Gig Harbor since 1989.
Emerald Fire has been in Gig Harbor since 1989. The office and fabrication shop are on Burnham Drive, which means a Gig Harbor project gets the full company a few minutes away: NICET III and IV designers, our own pipe fabrication, licensed fitters, and the inspection crew that comes back every year after the system is in.
Around town that has meant waterfront commercial, marina buildings, schools, and the multi-family and mixed-use projects that keep going up. Out on the Key Peninsula it has meant projects like Evergreen Elementary in Lakebay, where the water supply and the long response distance make the sprinkler system matter more than it would in the city. We’re comfortable on both sides of the Purdy bridge.
One thing that confuses people: Gig Harbor the city and Gig Harbor the mailing address are not the same place for permit purposes. Inside city limits the City handles the sprinkler permit. Outside, it goes to Pierce County. Same fire district, different counter, and we deal with both every week. If the building is in Tacoma, University Place, Puyallup, or Lakewood, the Pierce County page covers those authorities.
Service area: Gig Harbor, Purdy, Fox Island, Wauna, the Key Peninsula (Lakebay, Home, Longbranch, Vaughn), Olalla, and Port Orchard.

Permits and plan review in Gig Harbor
Inside city limits, a fire sprinkler permit comes from the City of Gig Harbor’s Building and Fire Services at 3510 Grandview Street (253-851-6170). The city does electronic plan review, and sprinkler applications go in by email to the building intake address on the city’s application form. The city publishes its own fee schedule for risers, underground, fire pumps, and standpipes, priced partly per head, so we can tell you the permit cost up front.
Gig Harbor Fire and Medic One (Pierce County Fire District 5, 10222 Bujacich Road NW, 253-851-3111) is the fire authority for the city and the surrounding district. Outside city limits, including most of the peninsula, the sprinkler permit is a separate Pierce County Fire Permit through the county’s Fire Prevention Bureau in Tacoma (253-798-7179). The county application wants stamped plans, hydraulic calcs, cut sheets, and a certificate of water availability for any underground work. We handle the whole package either way.
Washington is on the 2021 International Fire and Building Codes with state amendments, in effect since March 15, 2024. The State Building Code Council has the 2024 editions scheduled to take effect May 3, 2027, so anything permitted before then is designed to the 2021 set.

In Washington the annual sprinkler inspection is called a confidence test, and the fire authority expects a report after each one. Inside the city, Gig Harbor Fire and Medic One has its own inspector for local businesses and asks service companies to send results to the district. Outside the city, the county’s Fire Prevention Bureau stopped taking reports by email in May 2023 and now requires them through The Compliance Engine. We file wherever your building requires it and send you the copy.
The test itself follows NFPA 25: quarterly and annual inspection and testing, the five-year internal pipe inspection, and fire pump or backflow tests on buildings that have them. Because the shop is here, Gig Harbor confidence tests can usually be scheduled within the week.
If a system goes down, call 253-857-2056. A frozen branch line, a tripped dry valve, a closed control valve somebody found, a notice from the fire inspector: we’re ten minutes from most of the city and we’ll get the repair going along with whatever notifications the impairment requires.

New system: the address, what the building is for, square footage and stories, the architectural drawings if they exist yet, whether the site is on city or public water with hydrants, and your permit timeline. Existing system: the address, the type of system, roughly how old it is, and any notice from the fire district, the county, or your insurer.
For homes and small buildings out on the peninsula, tell us about the water supply early. Much of the Key Peninsula is on groundwater systems and wells, and that drives whether a residential 13D system needs a tank and pump. We’ve done it plenty of times; it just changes the design.

Do you install and inspect fire sprinklers in Gig Harbor?
Yes, and we have since 1989. We design, fabricate, install, and inspect sprinkler systems for commercial buildings, multi-family housing, schools, and homes that need them, and we do the annual confidence tests and repairs on systems already in service.
Who issues the sprinkler permit, the city or the county?
Depends on the parcel. Inside Gig Harbor city limits, the City’s Building and Fire Services issues it. Outside the city, including most of the peninsula, it is a Pierce County Fire Permit through the county’s Fire Prevention Bureau. Gig Harbor Fire and Medic One is the fire district either way. Send us the address and we’ll sort it out.

Yes. Our Washington contractor registration is EMERAFL980MR, and we hold the State Fire Marshal’s fire protection sprinkler contractor license for the systems we design and install.
